This 1969 home located in North Vancouver, BC was originally purchased by our clients with the intent
of tearing it in down and constructing a new modern home in place of the existing.
Several long consultations, including additional market research analysis of an unstable real estate
market at the time was taken into consideration.
Upon confirming the pros and cons of the market research, we had suggested to the client to consider
renovating the existing house instead of tearing it down. After a few additional recommendations the
decision was made.
As part of the extensive renovation we were retained to perform on this house, we had our design team add a new car garage as well as an extensive addition using the existing terrace.
The exterior was going to be completely revamped. The addition of new picture windows, rain screen and new modern aluminum *Longboard and Hardi* custom siding panels were added to the exteriors' decor complemented by modern glass railings, doors and very large deck over top of the new garage.
We were able to also add a small size *detached guest house as an additional feature for the privacy and comfort of the residents and their guests.
The landscaping and hardscaping consisted of constructing a 120' foot long *Engineered lock block wall at the property line in order to raise the grade of the property area to make it flat and usable for the new owners. In addition, the sharp sloping banks were retained by structurally Architectural concrete retaining walls all around the property.
The heavily treed property had also been subjected to tree removal of more the 40 trees that were in need of removal and were replaced by 750 new trees and native shrubs. The front part of the property had also received a *new padding range and three separate *outdoor water features as part of the new landscape redesign.
The interior of the house had been completely stripped of all drywall, plumbing and electrical and had undergone additional restructuring of the roof, existing posts and beams. The floor plan layout had been reconfigured into new spaces with a total of 5 large bedrooms, all with its own ensuite bathroom at the total of 6 bathrooms. Some existing walls were removed to gain the open concept living space.
